Brewer Caldwell's Property Management Department knows that the loss you can never recoup is vacancy time. Our program and procedures are streamlined to create an efficient process to get your rental property producing income with the best tenants. Rent ready work is a priority. Nevertheless it will not be ordered out until you approve the work and funds are received by your property manager. Brewer Caldwell Property Management Our property managers fill vacant homes with quality tenants by always screening tenants as closely as possible including running criminal background checks, verifying past rental references, checking current employment references, etc. Property Managers commit to presenting every possible tenant to the owner of the property for approval within 24 hours of receiving a completed application and money down. In conjunction with this, the leasing agents commit to only accepting a completed application and check list for prospective tenants to be taken to the owners for approval. Brewer Caldwell's leasing agents also commit that prospective tenants will meet the outlined criteria:

  1. Any tenant 18 years or older must be listed as an occupant on the lease. This person information will be verified.
  2. An application will be completed by all prospective tenants to check their credit and obtain owner approval. If a prospective tenant has a credit score under 550, the tenant must pay a deposit equaling 1 ½ times the monthly rent and is only allowed occupancy by owner approval.
  3. Income for all liable tenants combined must be equal to a minimum of 2½ times the monthly rental amount.
  4. Past due amounts cannot exceed more than 2 times the applicants verified monthly income.
  5. No unpaid judgments or public records within the last two years. No open rental judgments or bankruptcies.
  6. Two of the most recent pay stubs, application and employment verification must be provided.

If the tenant is below any of the above criteria than they must submit a deposit equal to 1½ times the monthly rent. If they are unable or unwilling to do so, they can still be presented to the owner. However, the applicant must be informed that they may not qualify. We commit to treat tenants fairly and honestly just as we would treat members of Brewer Caldwell's own family. We will act responsively and give tenants the respect that they deserve as the constitute 50% of the equation that will make the rental department successful.

    *Should an Owner terminate their Management Agreement prior to the expiration of any existing leases on managed properties, Brewer-Caldwell shall be entitled to monthly Management Fees for the remainder of the lease term(s).


    Brewer-Caldwell advertises your property through several media and personal outlets including newspapers, radio, TV, Internet, signage, and on-site sales agent at new home subdivisions. Nothing beats the ability to gain referrals though our current tenants as well as the signage in the front yard. With the growing ability of the internet, we have been able to focus rental advertising in this area and keep costs down for our owners as well as procuring a better qualified tenant. This lends to the efficiency of Brewer Caldwell's leasing process. The leasing process occurs whenever the property becomes vacant or when a lease renewal is warranted. Our Leasing Agents and Property Managers will:

    • Analyze the current market conditions and set the correct rent.
    • Minimum of two inspections of the property each month while vacant.
    • Prepare the property to be in rent ready condition. Which includes obtaining bids and authorizing work through the owner, at the owners expense, then verifying the completion there of.
    • Market the property in an array of advertising venues including but not limited to or required to market in all venues. Signage, rent list distribution, newspaper advertising, TV and radio commercials, broadcast fax, referral networks, signage, flyers, internet advertising and referrals, use of the Multiple Listing Service (involves an additional fee paid by Owner to other brokers).
    • Showing the property to prospective tenants.
    • Complete a thorough application process. Including a credit report, background and criminal check, verifying prior landlord references and employment history.
    • Conduct a move-in conference with the new tenants where the tenant receives a Brewer-Caldwell comprehensive "New Property Resource Guide" which includes a copy of your properties' HOA's CC&R's and a lease which is explained and executed.
    • Complete an all inconclusive move-in checklist with the new tenant to document the properties condition at or before move-in.
    • Upon expiration of the lease, Brewer-Caldwell will execute a new lease with the tenant. At that time Brewer-Caldwell will review the rent and propose an increase when and where warranted.

    As for lease renewals Owners will receive a lease renewal form 90 days before the tenant's lease expires. The Lease Renewal Form will state the end date of the current lease and include a recommendation on the new lease renewal rate. This form will also state a date to return the form. If this form is not retuned by the Brewer Caldwell Real Estate Investments said date, Brewer-Caldwell will proceed with the recommendation made by sending a lease renewal to the tenant.

    We understand that the majority of our investment owners live outside of our operating state. As the owners' eyes and ears, we commit to help owners in all aspects of investment property ownership to the best of our ability including appraisals, inspections, the possible listing and selling of the property, etc. We commit to resolving any and all issues that come up with a professional attitude and in a time frame that is acceptable for all parties involved.

    Overall Brewer Caldwell's Property Managers know that nothing is more important then communication and keeping the property rented. We have developed our ASLAN software to assist us by sending owner alerts, notifications and emails and real time reporting to help with all aspects of the management process. Nothing beats the ability to talk to a property manager personally.
